Studio Green Office Building

Life Property Group is currently in planning mode for the development & construction of its new company headquarters.
The office building shall consist of 4 loft tenancies and a basement carpark on a 1014sqm site. The planning of the building has been a result of careful consideration of user requirements, day lighting, energy and water efficiency and views to the impressive surroundings.
The spaces have been arranged to maximise natural daylight and cross ventilation. There will be a mix of user control and a BMS to manage the internal climate, allowing for night purging during the warmer months. The building shall be constructed with no mechanical air conditioning system, thus significantly reducing energy use.
The thermal mass of the walls to the east, west and south and between tenancies will protect the interior spaces from the late afternoon heat and help stabilise internal temperatures.
Louvres have been provided to protect the east and west elevations from the lower angle summer sun while still allowing for the ingress of natural light and views.
Glazing to the north and south across a 10m deep floor plate, negates the requirement for artificial lighting during daylight hours. Sensor lights shall be fitted to WCs and service rooms. Lighting to the tenancies shall consist of low lux general lighting with task lighting relative to work spaces, reducing energy use when the spaces are only partially occupied.
The building will be set in a well landscaped environment, including a water feature. In addition to the 339sqm of landscaping as per the Warringah Council DCP, there is 74sqm of planting to the south and east of the building.
Rainwater collected from the roof will be stored and used for irrigation of the surrounding landscaped spaces and the toilets. Other water saving features include the use of dual flush cisterns in the toilets and water saving fittings to hand basins. Hotwater to the toilet facilities and kitchenette will be from a solar hotwater system.
Through the use of environmental initiatives, the new office building provides owners, employees and the community with a healthy, responsibly designed building, with a 5 star ‘green’ rating. …view the Studio Green Landscape Plan
